The Inventory

We will visit the property and create a detailed report with clear sections for each room, garden and outbuilding. Each item in a room is described and has a comment as to its condition. Any marks will be detailed and photographs added to the report to help explain the comment. Our inventory format has been approved by the Association of Independent Inventory Clerks (AIIC) and will be created in accordance with their guidelines and training.  Our inventories have detailed verbal descriptions, clear coloured sections for each room and photographs of the rooms, keys and utility meters. Space is provided by each item for a check out comment on its condition at the end of the tenancy. The inventories also contain advice notes to the tenant(s) to help them avoid problems during the tenancy but can incorporate your information.

Check In

We will meet the new tenant(s) at the start of the tenancy to go through the inventory with them and hand over the keys. We will take meter readings and agree the condition report of the inventory with the tenant(s). The inventory clerk doing the check in and the tenant(s) will sign the inventory to confirm its accuracy.

Mid-term Inspections

This is usually done every 3 or 4 months (more frequent is often intrusive). For a long standing tenancy, where the tenant and property are not having issues, this could be extended to 6 monthly intervals if you prefer. We can contact the tenant(s) to arrange the date for the inspection and then report back to you with our report and supporting photographs.

Check Out

We will visit the property at the end of the tenancy to update the inventory with the current condition of the property. This will be done when the tenancy has concluded and the tenant(s) returned their keys. Alternatively, they can meet our inventory clerk at the property on their last day and hand the keys to the clerk. After the Check Out, a report will be created detailing the changes from the start of the tenancy. It will give advice as to recompense if any damage has been done.
