Foundation Inventories was created by Scott Dawkins in 2015 who noticed there were many types of inventory being created which didn’t meet all the requirements of the major deposit protection schemes. Most inventories lacked detail in the verbal descriptions or the photographs provided were of insufficient quality or size to be useful. He also noticed many inventory providers had no formal training or experience and did not belong to any governing body for the industry.
Scott’s background is both legal and practical. He has worked in a busy letting agency where he dealt with all the property letting aspects. He has conveyancing knowledge gained with the Land Registry and practical experience with property maintenance. He has also been a landlord, a tenant and run the management company of a block of flats.
What makes us different? Foundation Inventories is a member of the Association of Independent Inventory Clerks (AIIC). They have approved our inventory format and our inventories are created in accordance with their guidelines and training. Included in the price of our inventories is a DVD, which contains the original inventory photographs (full size) and a pdf copy of the inventory. Why have an inventory? Since 6 April 2007 the deposit paid on an assured shorthold tenancy must be protected by a government backed tenancy deposit scheme. To ensure the landlord’s property and the tenant’s liability is protected, it is advised to have an inventory created. The major deposit protection schemes (Deposit Protection Service, Tenant Deposit Scheme and MyDeposits) always recommend an inventory and regard an independent inventory as unbiased and more reliable than one prepared by the letting agent or landlord.
