Guidelines for Landlords

Please note that the inventory clerk is not responsible for the following:

  • Testing showers / taps
  • Testing appliances
  • Moving furniture
  • Checking electrical items (other than light switches and light bulbs)
  • Opening windows
  • Flushing toilets
  • Checking heating systems / radiators
  • Checking alarms
  • Inspecting loft contents
  • Inspecting boxed items – it is the duty of the landlord to have all accountable items ready to check
  • Specifying names of plants / shrubs and trees – a general description will be made.

Please ensure that instruction manuals are at the property for the tenant’s use and all keys are tagged.

The location and serial number of the water meter is needed at the time of the inventory compilation if a reading is required. Please also state the location of the electric and gas meters if they are not within the property (i.e. a meter cupboard in a block of flats).
